Tradespeople

Most of our customers don't require any plumbing and the only external tradesperson they need is the electrician. The sparky comes on Day 3 to 'rough in' the cables, we complete the installation on Day 5, and then the sparky returns to 'fit off'. And that's it. But often people want something more.

We DO NOT recommend tradies

However, we do suggest tradies that our customers have had good experiences with. Please check that their licenses are up to date and choose tradies that you trust. Some customers choose to knowingly use unlicensed tradies that they trust at their own risk.


We OFTEN do minor demolition and site prep

Urban Caves can provide a quote for minor demolition and landscaping works to Blue Mountains residents only. In other areas, please arrange for other tradespeople to do site prep.


We DO NOT project manage external tradespeople

Customers must project manage all work carried out by external trades. We do not tell external tradespeople how to do their job and take no responsibility for the quality of their work.


External tradespeople MUST be flexible

External tradespeople must be able to turn up and complete their work on specific days and within specific hours. For example, the electrician will usually be required to 'rough in' all cables between 11am and 1pm on a Tuesday. Our suggested tradies are used to this. Let us know at least 2 weeks before your installation which external tradespeople you have chosen. We will liaise with them to ensure they're available when required.


We DO NOT assist with communication

Your chosen tradespeople will need to communicate between themselves in regards to how their work impacts the other tradespeople. To do this you will need to have a clear plan of what you want.

For example, there are legal minimum distances between wires (electrical) and water (plumbing). For another example, a gas hot water service can not be installed below an extraction fan. Discuss everything you're thinking of with your tradespeople and ask them how what you're thinking of may impact others.


Garden Sheds ARE NOT habitable

If you want to have a garden shed for anything other than for storage, you might want to talk to your local Council officers first to find out if they consider your intended use to be habitable. Council officers inspect new developments on a case by case basis. If your garden shed has a full bathroom it may be more likely to be considered to be a habitable structure which would require council approval. Getting council approval for an existing structure isn't always feasible or possible.

The site needs to be level in order to meet the 3m height limit for a garden shed as specified in the NSW legislation. Our cabins are just under 3m high. Height is measured from the lowest EXISTING ground level so installing on top of a 'cut & filled' area isn't an option.  Land needs to be cut in horizontally from the lowest point and the soil moved to another location.
